1/8/2010     On August 5, 2009, Governor Schwarzenegger signed into law a bill sponsored by the Contractors' State Licensing Board.  AB 457, effective January 1, 2011, requires (1) a new notice for the recording of mechanic's liens and (2) mandatory recording of a separate notice of a lien foreclosure action within 20 days after filing of the lien foreclosure action.  Failure to provide the required Notice of Mechanic's Lien renders the lien claim void.  Failure to record the required notice of lien foreclosure action permits a purchaser of the subject property to purchase free of notice of the lien foreclosure action.
